Here’s the proven process I use to find your dream home:
Step 1: Set Criteria. Identify exactly what you are looking for in your dream home.
Step 2: The Home Search. This is where I go to work and find homes for you that match your criteria. Because I specialize in motivated home sellers, I know who is selling before anyone else.
I know about them before other agents and before they come on the real estate websites. This enables my buyers to get priority access to new park listings. I know who is selling before anyone else, so you get priority access to new park listings.
Here’s how I know who is selling before other agents do. I’ve built an extensive database of all 21,873 Homes in the Greater Boulder Area that have factors that will cause them to sell there home in the next 12-36 months.
I use Artificial Intelligence to analyze all these homes and predict who is selling. The Artificial Intelligence uses predictive triggers to tell me who is selling.
When I found out that a home that matches your criteria is selling, I’ll notify you about it. That way you can check it out before other buyers and get the opportunity to negotiate a better price early in the process.
Step 3: Assist you with the Home Evaluation Process. When we find a home that works for you, I will research all the information I have available to help you evaluate the home. This allows you to make the best decision possible.
I’ll be available to answer answer any questions you may have so you can feel comfortable and confident with your decision.
Step 4: Negotiate on your behalf to get the best price and terms possible. Before you make an offer, I will research the seller’s motivation so you can gain the upper hand in the negotiations.
NO pressure EVER. I let the home sell itself. If you like it great. If not, I’ll help you find something better.
Step 5: Protect your interests during the entire process so you don’t make any costly mistakes.
The first thing I’ll do is help you with the Due Diligence. This is where you inspect the house and make sure everything is ok. But, in addition to the standard inspections, I’ll also help you with the Due Diligence on making sure that the motivated seller is not hiding anything about the home sale..
If there are any issues during the process, I’ll fight on your behalf to make sure they are resolved. And, if they are not resolved, I’ll fight on your behalf to help you get out of any contract so you don’t have to buy the house.
Here’s why I can protect your interests during the process:
A. I have over 20 years of real estate experience. During that time I’ve been involved in over 3,200 real estate transactions. I’ve seen what can go wrong, and therefore I know how to protect your interests during the entire process.
B. I’m willing to fight. Many agents hate fighting. They prefer to “get along.” In fact, I know one agent that threw his client under the bus because his relationship with other agents was more important to him.
Yes, I like to “get along” and be easy to work with. But, that doesn’t mean I’m going to shy away from a fight when my client’s best interests are in jeopardy.
I’ve fought hard to protect many of my buyer's interests. In one situation, a buyer was buying a home in a neighborhood that had a lot of hidden issues.
When they came to light, I fought on his behalf so he wouldn’t have to buy a home with problems. As a result, he was able to cancel the contract and walk away intact.
In another situation, I fought hard for a buyer that a seller was trying to take advantage of. The seller didn’t want to include certain things that the contract specified.
I fought hard on his behalf and forced the seller to honor the contract. As a result, the buyer got the home he wanted with the upgrades he wanted.
